Yeah, Noisebridge and Hacker Dojo and Ace Monster Toys (plus some fledgling forming spaces) all co-exist in the San Francisco Bay Area, and we all support each other.

Also, another option to you dilema:  open honesty!  For instance:
Hackerspaces are awesome!  And there's one right here in brittania!  A lot of cool people have done lots of cool stuff there!  There hasn't been activity ther lately.  Wanna come and play?  Let's make it awesome again!

set it up as a sister or collaborative space and not as a competing one. 
everywhere has room for one than one space, personalities differ, equipment 
differs, projects differ these are all reasons.. lots of places overlap.
