<b>Naming convention:</b> let's call the "biohack" space the<b> "Art Studio"</b> since it used to be an art studio when the building was owned by a "University" (of sorts). This explains the wood flooring, which could be cleaned easily w/ paint, etc.<br>
<br>Thoughts in response to our second tour of the space today and Hol's proposal:<br><ol><li>Hol's utility estimate is conservative (read: reasonable) on the high end of the range offered by George (landlord) of $50 - $100 / mo.</li>
<ol><li>However, utilities usage is split between tenants on the particular floor, based on square footage. Since the <b>Art Studio</b> is on the larger side, it will share a larger portion of the utilities bill for the 2nd floor. But this is fair by and large since we are likely to use quite a bit of the utilities. Also, we can self-regulate since we have a full heating/air conditioning unit exclusively used for the <b>Art Studio</b>. <br>
</li><li>There may be opportunities in the future for solar panelling on the building (long-term view)</li></ol><li>Additional to sorting out the 2nd floor, the case needs to be made for keeping either (a) the "fishbowl" aka "box office" (b) the orange closet or (c) other spaces on the 1st floor.</li>
<ol><li>After thinking about it, I'm having a hard time justifying <i>any</i> space on the ground floor.</li><ol><li>Most recently, I shared at the Sudo Room meeting that Workshop Weekend is planning to use the classroom and board room spaces for workshops. I checked the calendar, I wrote the dates we wanted to reserve it, and Workshop Weekend scheduled around the event that was listed. However, Fisher Executive Security now claims that they need the classroom all day Sat and Sun, conflicting with the already scheduled Workshop Weekend. This isn't fair, but it's fine. We have to realize that resources are shared and some time-slots will be more popular than others. Since the Classroom has been consistently unavailable to us, I'm less inclined to pay rent on space to keep access to it.</li>
<li>After holding a few morning math sessions, I noticed the "fishbowl" or "box office" is not seen very well by passersby since other first floor tenants have put large signs in the front window. Further, it only seems to be useful as an art murmur gallery space. But since we are friends with Anthony and Hartman, as well as potential occupants of the 2nd floor, couldn't we figure out a way to use the space simply for first Fridays? I think George would be in favor.</li>
<li>The orange closet is cheap ($175/mo), and is nice as a storage space, but the biggest boon is access to the rest of the space, and if that is less alluring, maybe it's not worth it after all.</li></ol></ol></ol><p>

Space Discussion</b></p>
<p style="margin-bottom:0in">Of the top three
activities, the soldering workstation has the greatest constraint in
that it requires ventilation. Unless one of the $900 rooms can be
fitted with ventilation, the windows in the biohack room would be
critical for this activity. Of the next 3 activities, a classroom
space and meeting space are provided ready to use downstairs, and
couches for hacking back in comfort can be placed upstairs either in
the sudo-exclusive space or I would assume in the common use space if
other renters agree. The absolute cheapest upstairs room is the
mezzanine at $300, which would not be suitable for more than 2 people
working at a time and is therefore excluded from this proposal. The
minimum size requirements would be met by renting one $900 room and
the $175 closet, thereby retaining access to both floors. To enable
soldering and wet lab activities and provide more storage space, the
incremental cost to rent the next more expensive room is $600. The
incremental cost of retaining the fishbowl instead of the closet is
$225, which would provide better visibility for events and a nicer
environment for compact activities at about twice the price per
square foot.</p>

is over 2/3 of the rent of the a $900 upstairs room from the three
parties above alone, which would not leave sufficient group
work/storage space. As the closet is only used for storage and there
is a nice storagey looking room in the biohack space, and the
fishbowl is much cooler, I propose going for the minimal
satisfactory rental outlined above. We are almost right on the money
for rental (not factoring in utilities or one-time costs) and I
expect there will be more membership interest with a wet lab,
adequate ventilation, and a street-facing area on the first floor.
This will satisfy the space requirements for each activity having at
least one third of members in support – with the likely exception
of vertical hanging gardens.</p>
<p style="margin-bottom:0in"><b>Proposed Contingency
Plans</b></p>

<p style="margin-bottom:0in">If sufficient personal
space rental or dues is unlikely to materialize in time or we want
more for the rainy day fund, I propose to abandon the fish bowl and
stick to the closet for a total cost of $1,775.</p>

<p style="margin-bottom:0in;font-style:normal">If
there's enough interest in additional groups joining or otherwise
viable plans for generating revenue, I propose adding on a $900 room
for a total cost of $2,900 or less if discounted. We should also
remain open to adding the extra space in a different building, still
under the sudoroom umbrella but better suited to some of the
dirtier/dustier activities.</p>
