Hive13 is in the Midwest, much like yourself (Cincinnati) so we found
similar situations with space. While we are relatively new, having
only signed our lease July 1, we have 3500 sq ft of space and it feels large but very far from empty. Location-wise, we're in a light industrial area. It's not a great part
of town, but there is very little traffic that's not business related.<br><br>We are finding that having separate rooms as Hans mentioned has been extremely useful; our space has an office area with 2 separate rooms as well as a third disconnected room that we are using for "dirty" work such as sanding and painting. Our space also has a kitchen and bathroom (though it lacks a shower) and that has certainly made the space much more livable.<br>

You want to chill, discuss, or work in small groups. But the main room<br>
is occupied: There are simply too many people at your space. Or you<br>
want to smoke a cigarette at the space without disturbing non-smokers.<br>

Implementation<br>
Look for a hacker space with smaller, separate rooms. Use curtains or<br>
doors to separate them from the main room. Separate rooms can also be<br>
used for smokers in a non-smoking hacker space.<br>
<br>
Think this is the most important thing when choosing a location. On<br>
some days it can get really busy or noisy and then people will start<br>
to irritate each-other. if I had the option to choose I'd go for one<br>
lab-area, one lounge/bar area, two or more 'meeting-rooms', a kitchen<br>
and a descent bathroom.<br>
